Twyn Isaf is the kind of place that stops you in your tracks. Set on the edge of Ynyslas, where dunes roll into the sea and the horizon stretches across Cardigan Bay, this modern architectural retreat feels made for slowing down and soaking up the coastal atmosphere. Designed in collaboration with the award-winning Rural Office, the house blends clean contemporary lines with natural materials and a soft, inviting warmth. It is a home created for togetherness, comfort and the pure joy of being by the water.

Purpose built for gatherings, the house sleeps up to fourteen guests across five beautifully considered bedrooms, including a playful loft room perfect for children. Families will love the large lawned garden, the private dune sandpit and the effortless indoor–outdoor living created by big windows and a first-floor balcony that frames the bay. From here you can watch boats drift by, see birds circling the estuary and breathe in the salt air as the sun dips behind the hills.

Inside, Twyn Isaf has been crafted to passive house principles, meaning exceptional comfort all year round. High insulation and filtered fresh air create a healthy, gently warmed environment in winter and a cool, calm refuge in summer. Natural materials and thoughtful design choices make the space feel grounded and tranquil - a modern take on classic seaside architecture that feels instantly relaxing.

The layout encourages connection while still giving everyone space. The main living area sits on the first floor to maximise the panoramic views, with doors that open to the balcony for alfresco suppers or morning coffee with the bay at your feet. Downstairs, the snug offers a cosy hideaway with a TV, books and games. A fully equipped kitchen with a Rangemaster cooker is made for big family meals, and the utility room, outside heated shower and generous parking add to the ease of coastal living.

Bedrooms are spread over three floors. Two spacious rooms on the ground floor include a king room with an ensuite and a super-king room, plus a stylish family bathroom. Two further king bedrooms sit on the first floor, one with an ensuite. The loft room crowns the house - a joyful space with four single beds and its own WC, giving kids their own little world at the top of the house.

With the beach and estuary a short wander away, life here naturally drifts outdoors. Spend days exploring Ynyslas’ sweeping sands, walking the dunes, watching wildlife on the water or simply relaxing in the garden while children dig in the sandpit. When evening comes, gather on the balcony to watch the colours shift across the bay.

Ceredigion offers plenty to explore nearby, from the colourful seaside town of Aberystwyth to the wildlife-rich Dyfi National Nature Reserve. Walk the coast path, paddleboard on the estuary, browse independent shops in Aberaeron or take a boat trip from New Quay in search of dolphins.
