This gorgeous boutique getaway is perfect for your next big group trip to Kent. Sleeping 25 guests across 10 bedrooms, this beautifully converted oast house boasts its own private indoor swimming pool and plenty of space for you and your loved ones to spread out and unwind.
The home’s location, perched on the edge of a peaceful pond, is incredible. The pond-side deck is a superb place to relax on arrival with a bottle of bubbles, while a huge alfresco dining table sets the scene for feasts in warm weather. A separate patio with abundant seating is ideal for sundowners.
You’ll also find a wood-fired pizza oven, built-in BBQ, and, between April and September, a summer-only outdoor hot tub. Children are well catered for with a dedicated play area featuring picnic benches, play equipment and table tennis. For extra fun, take to the pond in a rowing boat.
Indoors, the heated pool sits in its own poolhouse with deck chairs and a private hot tub for indulgent soaks. In the main building, the epic kitchen makes group meals a joy with three ovens, two six-ring hobs, a microwave, double American-style fridge, freezer and washer-dryer. A breakfast bar and huge dining table for 25, with bi-folding doors to the garden, complete the space.
After dinner, retreat to the snug sitting room with inglenook fire, Sky TV and garden doors, or enjoy the generous lounge with big screen, projector, log burner and more garden access. Just off the living room, the Games Room offers pool, table football and its own WC.
At night, the property provides flexible bedrooms suited to families, couples and friends. Sleeping arrangements include a mix of super-king, double, twin, single and bunk beds, with several rooms featuring ensuite showers or wet rooms. Many are family-friendly with multiple beds, while a ground-floor accessible room ensures inclusivity—perfect for large gatherings.
Nearby, enjoy country walks, wine tasting at Gusbourne Vineyard, or longer routes along the Saxon Shore Way to traditional pubs. The charming village of Appledore offers a church, antiques shop and tearooms, while Tenterden and Rye provide history and shopping. Families will love the Rare Breeds Centre in Woodchurch, while beaches await at Camber Sands, Dymchurch and Hythe. For a nostalgic trip, hop aboard the Kent & East Sussex Railway or Romney, Hythe & Dymchurch Railway to soak up the region’s beauty.
