Designed by master architect Sir John Soane, the Head Groom’s House is a beautifully restored holiday home on Cornwall’s Boconnoc Estate. One of two properties in the estate’s Stable Yard, it perfectly blends traditional rural charm with modern living.
Sleeping up to four guests, the charming cottage has a cosy living room with a beamed ceiling, open fireplace, and comfy sofas sitting in front of the wood burning stove and Smart TV. There is a fully equipped kitchen with breakfast bar and views out onto the Sir John Soane Stable Yard - where there are also laundry facilities.
The two bedrooms are a double and a twin, and both have en-suite bathrooms for added privacy, complete with complimentary organic toiletries. The whole cottage has been designed and furnished with unique and eclectic interiors by Sarah Fortescue, while outside there is a Weber barbecue and outdoor furniture for alfresco dining when the weather's warm.
Boconnoc Estate is a beautiful and expansive space and those staying are welcome to explore and make the most of it. There is a tennis court and games room within the grounds to keep those of all ages entertained, while there are endless walks around the deer park and gardens. The lake is the ideal place for a picnic, or alternatively pre-order fresh and seasonal produce from the kitchen garden, or have a home-cooked supper prepared by the excellent chefs.
The estate is located near the charming Cornish town of Lostwithiel on the River Fowey, which is worth visiting to see its narrow alleyways filled with independent restaurants, pubs, and shops. It also has a 13th Century medieval bridge over the river, while history lovers will also appreciate the 700-year-old Grade I listed Old Duchy Palace and the circular Restormel Castle.
Cornwall’s fantastic beaches on both the north and south coasts of the county are also within easy reach, including the Polperro Heritage Coast and the South West Coastal Path. Also, only six miles away is the famous Eden Project with its huge biomes and the largest indoor rainforest in the world.

In November to mid December we offer 2 night stays, during term time we offer 3 night stays and in school holidays or over half term we do a minimum of 7 night stays.
