Tucked into a tranquil Welsh valley, Hay Barn is a beautifully crafted oak-framed retreat made for slow mornings, lingering evenings and unrushed time together. From the moment you pass through the striking pivot front door, the barn opens into a luminous living space where natural textures, contemporary design and panoramic countryside views set the tone for a restorative group getaway. Every window seems to frame a different scene of rolling meadows, the river and the ancient hills beyond, inviting you to pause and breathe in the quiet.

Inside, the open-plan layout blends sociable comfort with refined style. The kitchen, inspired by the iron oxide tones of local Welsh stone, is fully equipped for group feasts, while high-spec Scandinavian lighting dances across the oak beams and architectural details. Move easily between the sleek dining area and the warm, welcoming living space where a wood-burning stove and an L-shaped sofa create a cosy hub for evenings in. Original artworks by Su France and a Ukrainian woollen wall hanging add character at every turn, giving the whole space a thoughtful, design-led feel.

Five king size bedrooms are spread across the barn, each one spacious, calming and subtly individual. Three sit at mid-level with easy access, all with ensuite bathrooms featuring Mandarin Stone pink tiles, sage vanities and Edward Bulmer natural paints. Two further bedrooms on the upper floor enjoy elevated views across the landscape, one with a full-height picture window that perfectly frames the hills and fills the room with soft morning light. Bedroom two even offers direct access to the garden – a lovely touch for those who like to step straight into the fresh Welsh air.

Step outside and the connection to nature deepens. Welsh larch cladding and Corten details help the building settle into its landscape, while a gravel garden planted entirely with grasses leads to a stone terrace framed by native trees. This is where mornings stretch lazily over coffee, lunches drift into afternoons and alfresco dinners linger long into dusk at the 10-seater table. With only the sounds of the countryside around you – the river, the breeze, maybe the splash of an otter or sight of a vole in the water – this is a place where time moves gently.

When you’re ready to explore, rural Mid Wales delivers in every direction. Wander peaceful footpaths right from the door, follow woodland trails or take a short drive to the shores of Llyn Clywedog for wildlife spotting and gentle walks along the reservoir.
