  You should know...

  • As the river and sea waters are unfenced, the property is not suitable for children between 2 and 12 years of age. Babies of up two years are welcome to stay. Cots are available on request.
  • The large Tithe Barn is only available to hire in conjunction with Gins Barn and is a great space for special occasions. While there is an extra cost, if you want to use the barn for the odd game of table tennis then the owners will usually allow this for free.

Gins Barn is nestled deep within the New Forest National Park and has a magnificent waterfront position where the Beaulieu River meets the Solent waters. Surrounded by breath-taking sea views and protected wetland areas, it has an unrivalled spot in the very heart of Mother Nature. Watch striking coastal birds roam the lush marshland areas or gaze at the carefree wild ponies grazing amongst the farmland. With gentle waters, rocky beaches and ancient woodland trees, this place offers the very best rural scenes.

The superior, one-storey barn is located on an historic Hampshire farm and has a peaceful spot next to the main farmhouse building. Masterfully transformed by a renowned furniture designer, it is now an artistic treasure trove that has stunning original features.

The sumptuous drawing room is a tranquil haven that is furnished with sink-in sofas, vintage armchairs and a classic wood burner. Warm woollen rugs sit atop solid wood floorboards, while masses of beautiful books adorn the designer furniture. A modern country kitchen is just down the hallway and has an iconic farmhouse sink and a myriad of mod-cons.

Four deluxe bedrooms provide ample space for eight and include one master king-size room, two doubles and a twin. The large master room is the biggest of the four and has double aspect windows and a lovely en-suite. The two smaller doubles share a gorgeous mirrored bathroom, while the spacious twin room has access to the family bathroom. With thick mattresses, feather down duvets and the magical hum of birdsong, they are the ultimate place for a morning lie-in.

If youre celebrating a special occasion or just want to spread out then there is a massive 13x6 metre Tithe Barn attached to your main accommodation. Available to hire at a small extra cost, it is an uber-cool space that has serious character. Its large dining table can easily seat up to twenty though the room can be rearranged for groups of up to 100 people. If you just want to pop your head in and enjoy a quick game of table tennis then the owners will usually allow you to do this at no additional cost.

If you want to discover the secrets of this picturesque area then you can don your walking boots and head out for adventure. Follow the winding river paths or the secluded seafront and youll spy incredible wildlife right on your doorstep. If you want to join the sailing boats out on the river then you even have access to have a private pontoon that is perfect for mooring. The charming villages of Beaulieu and Bucklers Hard can both be reached by boat along with Cowes and Yarmouth that are on the magical Isle of Wight.

There is a private jetty, about 30 metres long, right out into the Beaulieu River, very close to where the river meets the sea. Great wild swimming options and good for private pickups from the local kayaking company.

Beaulieu is 3 miles away and very pretty, tiny English village. It has great little shops, good coffee. Montagu Arms Hotel was Best British Cream Tea in 2014.

We are approx' £1500 - £3650 per week.
Easter, Bank Holidays and Christmas are £3450. Summer is £3650 per week. Christmas 2020 is £3600 and the massive Tithe Barn sitting/dining room (not shown) will be offered extra to rent also.

Off season pricing for 2 night weekends in May - June are £1650-£1800 for 2-3 nights.

Midweek breaks for 2 nights in low season from £900. Low season weekends, 2 nights are £1300, 3 nights £1400.
Free late weekend checkout until 2pm for all our houses through off peak in autumn and spring.

We also offer the property as a wedding venue, please enquire.
Dogs £35 extra per dog per stay.
