The Details

This beautiful, grand home in the Somerset countryside is the ideal setting for your next group retreat with family and friends. Over 300-years-old and sitting on the banks of the stunning River Avon, this stately home has an abundance of period charm and sleeps 12 guests in comfort.

Batheaston House sits, as its name suggests, in the village of Batheaston, which is located on the edge of the outstanding, historic city of Bath.

This Queen Anne property is a stunning Grade II* listed home dating back to 1712. This beautifully restored country-style residence effortlessly blends period charm with contemporary comfort, offering a stay that’s as refined as it is relaxed. Think grand fireplaces, original paneling, ornate ceiling moldings and a sweeping staircase – all wrapped up in timeless sophistication. Tall sash windows flood the interiors with natural light, while working shutters and historic detailing give this special place its soul. It's heritage living, reimagined for the modern guest.

Downstairs, you’ll find four beautifully appointed reception rooms designed for both celebration and relaxation. The south-facing drawing room is a bright, airy space with garden terrace access – perfect for gathering with loved ones over a glass of wine as the sun sets. There’s also a serene morning room, and the spectacular dining room – the ultimate setting for epic celebratory feasts that linger long into the evening.

And tucked away like a secret waiting to be discovered is the courtyard room, where sliding bookcases reveal a hidden kitchen – a playful touch in a home full of surprises.

Head downstairs and discover the heart of the home – a superbly equipped kitchen and pantry, where exposed stonework and a huge open fireplace bring rustic charm to this wonderfully social space. Whether you're whipping up lazy brunches or preparing a celebratory feast for the whole group, this kitchen has everything you need to cook in style and comfort.

And when it's time to unwind, just steps away is your own private 12-seater cinema, perfect for movie nights, post-dinner films or rainy-day marathons.

On warm days, step outside and soak up the magic of the surrounding grounds. There’s a charming courtyard for morning coffees, a sun-drenched terrace perfect for alfresco dining and a bubbling hot tub where you can unwind under the stars. Wander through the greenhouse and potting shed, or stroll down the sweeping lawn that leads you straight to the tranquil banks of the River Avon – an idyllic spot for peaceful moments and wild swims alike.

When night falls, head back inside and up the stunning staircase. On the first floor, you’ll find three supremely stylish, wood-panelled bedrooms, each offering gorgeous views across the surrounding grounds. Two feature elegant ensuites, while the third shares a beautifully designed bathroom – ideal for families or close friends. Head up to the top floor for three more dreamy bedrooms, all thoughtfully appointed with a mix of ensuite and shared bathroom options.

For extra space or added privacy, there’s also a charming one-bedroom annex – The Colonel – tucked away in the coach house with its own parking. Whether booked as part of the main house or separately, it’s the perfect hideaway for guests wanting a little peace and quiet.

Batheaston House sits in the charming Somerset village of Batheaston, just three miles from the historic city of Bath. The village offers handy amenities including pubs, a café, a fish and chip shop, pharmacy and convenience store, with easy access to the M4 via the A46. Nearby Solsbury Hill boasts breathtaking views, while Bath itself is a treasure trove of Georgian architecture, Roman heritage and cultural delights. Explore museums, thermal spas, independent shops and stunning countryside all within easy reach.
