Sitting at the end of a pretty cobbled pathway, the cottage, built with hand-crafted stone and rendered masonry has an enchanting aura which lends itself to a bygone era. Wild flowers and scented plants add colour and romance, while quality furnishings and equipment provide everything that you need for a truly relaxing and comfortable stay. The sweet songs of woodland birds will provide the soundtrack to your holiday. Gentle deer and leaping salmon are often seen while iconic ospreys and playful otters have also been spotted here.
The modern open-plan living and kitchen area is warm but also light and airy with large floor-to-ceiling windows providing unrivalled views over the beautiful countryside, in any season. The spacious kitchen area is well equipped with every convenience for your stay. Occasional flashes of colour add a contemporary vibe alongside the traditional, solid oak floors. Underfloor heating and a Scandinavian wood burning stove make it perfect for snuggling up after a long country adventure while balcony doors let in the summer sun and sweet, scented country air. A stylish staircase gives access to a gallery sitting area, ideal for relaxing with a warm drink and a good book on those days when you just feel like staying in.
The comfortable bedroom has a king-sized bed and views into the woodland canopy. Doors open out onto the stunning balcony where relaxing morning coffees and indulgent nightcaps can be enjoyed in complete and utter tranquillity. Open the doors in the morning and allow your spirits to be lifted by the pure air and bird song.
Running the length of two sides of the cottage, the balcony with clear glass balustrade is the place to see nature at its finest. Watch the ever changing shades of light and colour of the valley floor and hillsides or gaze at the clarity of the stars in the unpolluted night sky. Picture windows and clear glass balcony balustrading afford those same views from the cosy interior, whilst enjoying the warm glow of the wood-burning stove.
Located just one mile away from the attractive town of Melrose, Mill Lade Cottage is perfect for enjoying the best of both worlds. Quiet country walks and peaceful bike rides can be enjoyed alongside the restaurants, shops and visitor attractions of this friendly and appealing town. Known for being the oldest continually inhabited village in Scotland, Newstead also has a rich history with many interesting sites to visit including the former Roman settlement of Trimontium. Melrose Abbey and Sir Walter Scott’s house are a must while Dryburgh Abbey, in beautiful grounds and a riverside setting and Smailhom Tower with its romantic connections to Borders ballads and legends are also very close.
The historic village of Newstead, where the cottage is situated, is the oldest continually inhabited village in Scotland with evidence of settlements from Iron Age and Roman times through to the present day.

We enjoyed a wonderful week in this fabulous cottage. All our home comforts were provided, the property was spotlessly clean and we wanted for nothing. The views from the cottage were wonderful and added to the overall feeling of peace and tranquility. Fantastic walks from the doorstep, along the Tweed into Melrose or up into the Eildon Hills. The wildlife was incredible - watching deer, fox, rabbits, bats, buzzards and woodpeckers without leaving the garden! A lovely touch was the welcome pack that the owners very kindly provided. In short - we can't wait to go back!

A perfect place to stay by Melrose. The hosts were extremely helpful and their cottage is lovely. Furnished with everything you'll ever need it was cosy, comfortable and had a really nice relaxing / reading / yoga area upstairs. With nice view over to the Tweed and a nice walk to local pubs and restaurants, it's in a great location
